“An ounce of prevention, is worth a pound of cure.”

“Excuses are merely nails used to build a house of failure.”

“Better to be proactive, than reactive.”

I am sure the writers of these famous quotes did not have Home Preventative Maintenance in mind when they penned them…. however they certainly apply and help us to understand  the importance of doing what you can to prevent an unexpected disaster to your home and potentially to you and your loved ones.

The idea behind HPMC was designed to create a list of items that are highly recommended to be done as regular maintenance to your home that will not only extend the life of the home, but will help to detect signs of future repairs before they become a disaster. Most of these items are things that all of us intend to do, but fail to accomplish because of busy schedules or they are not convenient, so they get pushed aside, then eventually pushed so far aside that we don’t think about them until something happens that make us have to be reactive to the situation, rather than proactive.

Who would benefit from our services??  The simple answer is everyone who owns a home.

Landords: If you own income rental property or properties, wouldn’t it be beneficial for you to have someone you trust to actually visit your properties every month to perform simple, but necessary tasks that ensure the efficiency and care of your investment? I am sure that you have clauses built into your rental/lease contracts that say the tenant is supposed to notify you as soon as they discover an issue with anything in the home. There are at least 2 problems with this method:

1. You have requested that you are notified AFTER the tenant discovers the problem.

  1. You are relying on the tenant actually noticing that something is not normal, and on their actually caring about something that they really will not be responsible for. And let’s face it, one small water leak undetected can lead to a huge headache for you.

Retired Homeowners: If you are retired, you deserve to enjoy the fruits of your labor without having to pick them first, so to speak. Let us do the menial things, so that you can enjoy your retirement doing what you want to do.

New Home Buyers: If you just purchased a new home, you will most likely receive a standard 1 year warranty from the builder. However, this will cover items that you actually notice before the warranty runs out. Think of how helpful it would be to have another set of eyes inspecting your new purchase each month that could find a potential problem before your warranty expires. When you go to your favorite electronics store and purchase let’s say the latest model of flat screen TV, the cashier will ask you if you would like to purchase extended warranty. Why? because they know that things can happen after the standard warranty expires, and if you did purchase the extended warranty and had to use it, weren’t you glad you purchased it?? You might have even told yourself, ” I am going to get the extended warranty on all my major purchases from now on” I am sure you would agree that the purchase of your new home is definitely Major.

Vacation Property Owners: If you own a vacation rental property, you will not always have to opportunity to travel to check your property for wear and tear related to harsh environment conditions and possible damages by renters. Our monthly property inspections can give you some piece of mind that your vacation home is in tip top shape.

What are the advantages to HPMC: Besides the benefits mentioned already, HPMC keeps accurate records of each monthly visit, what items were inspected, and repaired and/or replaced. So if and when the time comes to sell your property, you will have a detailed record of all services that you can provide to any potential buyers, ensuring them that they are purchasing a home that has been well maintained, a home that won’t mind paying top dollar for compared to a home that has a hit and miss record of being maintained.
